With an area of 18,700 square meters in eight stories and three basements, the building incorporates a variety of uses – retail, office, residential, and associated parking. The spaces are designed to meet German standards for office layout and energy consumption. A shallow leasing depth ensures that daylight reaches each office space. A modular layout of offices provides flexibility for subdivision; raised floors allow wiring systems to be configured to match. Innovative ceiling cooling systems combined with natural ventilation provide comfort and efficiency. Exterior sun protection on all openings and “green roofs” (planted roof areas) further enhance the efficiency of the structure. An open-air passage connects Oranienburgerstrasse with the new streets of the development. Two elevator cores serve the halves of the building and connect from the upper level to the underground garage, which runs beneath the entire site. A ramp serving the shared garage is integrated into the western half of the building.
